House Rules
HOUSE RULES:
Please treat the property with the care you would at your own home and abide by the following policies:
• Behave as you would in any home in which you live, with respect for property and neighbors.
• Please report any dissatisfaction or maintenance items right away during your stay so we can take care of it and can help make sure your stay is enjoyable from the very beginning if needed. Please call <
• Report any damages / maintenance items, including the existence of any water intrusion, mold, damage, or imminently dangerous, hazardous, or unsanitary condition in the House or on the Premises immediately upon discovery of such condition so that we can take necessary actions, so the damages are not getting worse and resulting in a bigger property damage.
• MINIMUM AGE LIMIT – The renter as well as the responsible party staying at the property and the person whose credit card gets used for the payment must be over 25 years old.
• CHECK-IN is no earlier than 4 PM, CHECK-OUT is no later than 11 AM. Please see Check-in / Check-out the section below for information about possible earlier check-in / later check-out.
• Upon check-out, follow the DEPARTURE INSTRUCTIONS (see below).
• Do not exceed the MAXIMUM OCCUPANCY of the property (described below) at any given time, larger gatherings are strictly prohibited.
• No PARTIES, no loud music or NOISE that can be heard beyond the property lot line. Quiet hours are from 10 PM to 6 AM – please make sure to keep the noise at a reasonable level (see more info below).
• SMOKING is not allowed in any interior spaces, sunrooms or screened porches, no exceptions. Smoking is allowed anywhere outside only with proper disposal of cigarette waste in waste baskets (see more info below).
• DRUGS (including MARIJUANA) – Any illegal drug activity or possession is strictly prohibited on the entire property. Marijuana is illegal and we will evict guests that engage in drug use on the premises (see more info below).
• PETS are not allowed. Any evidence of unapproved pets would result in eviction from the property and cancellation of your reservation without refund plus a penalty charge of $500.
• Please use common courtesy at the property by keeping it clean, reporting any problems or damages and not re-arranging or removing furniture and décor
• No use of GLITTER or CONFETTI inside and outside the property nor stickers, tape, or other ADHESIVES, tacks, staples, nails or other holes in the walls/on ceilings/doors/frames/decorations/furniture etc. (see more info below).
• Guests are responsible for placing the TRASH BINS (see more info below).
• To avoid bugs inside the house screen doors should be kept closed always.
• Guests are required to sign a rental agreement to be able to use kayaks, golf cart, and bikes.
OTHER THINGS TO NOTE:
1. CHECK-IN – Check-in will be no earlier than 4:00 PM EST. Your keyless entry code is programmed to activate and allow access to the property at 4 PM EST on your scheduled arrival date. It is important that you adhere to these times as there may be guests checking out or our cleaning team present on the day of your arrival.
2. CHECK-OUT – Check-out will be no later than 11:00 AM EST. Your keyless entry code is programmed to deactivate at 11 AM EST on your scheduled departure date. It is important that you adhere to these times as there may be guests checking in at the home on the day of your departure, with cleaners scheduled in between. Upon leaving, please follow the departure instructions that you will receive on the day of your arrival.
3. ARRIVAL INSTRUCTIONS – You will receive arrival instructions 24-48 hours prior to your arrival date which will contain the exact address and access code for the property plus additional information about the property.
4. PROPERTY ACCESS – As a back-up to the electronic lock and in case of a power failure, we provide a spare house key in a lockbox at the property. Please remember to put the key back in the lock box if you use it. A lost or not-returned key will result in the need of changing all locks at the property and will be charged to the guest.
5. DEPARTURE INSTRUCTIONS:
• ALL TRASH must be taken out upon departure. Pick up all trash left outdoors on patios/driveways/backyards as well. All trash has to be in exterior trash bins. Trash outside the bins will not get picked up.
• The Garbage shed is located on the curbside of the property. Please make sure that recycling and trash is disposed of in their respective bins. And the garbage pickup days are Fridays.
• No food should be left outside to restrain animals as add on guests in the property.
• The CLEANING FEE in your booking quote covers the basic cleaning of the property and laundry of all lines and towels. Extra cleaning need for excessive disarrayed properties (extra cleaning, unwashed dishes in sink, food or garbage left in unit) or for damages (damages/stains on carpet or furniture or to walls and floors), and excessive dirt will be charged to the guest.
• Leave towels in the bathrooms.
• Load all final DISHES into the dishwasher and start it on the normal cycle.
• Ensure all exterior DOORS and WINDOWS are closed and locked.
• Lock the door and place the back-up KEYS back inside the lockbox (if used). If you are unable to open the lockbox for any reason to leave a key inside of it, please notify us immediately for further instructions.
6. GATHERINGS, EVENTS, NOISE, ETC. – Any larger gatherings, parties, events, ceremonies, weddings, etc. are strictly prohibited and not allowed at this property at any given time for any amount of time. Any falsified information on the reservation, including gatherings, events or if at any time the maximum number of the property’s occupants is exceeded may result in immediate interruption of your stay including eviction without a refund. Our property's quiet hours (10 PM to 6 AM) are in place to ensure that everyone can enjoy a peaceful night's sleep. We care a lot about maintaining good relationships with our community, so we appreciate you following our "house rules" during your stay.
7. SECURITY DEVICES – Please note that Short Term Rentals Platforms now mandates hosts to implement strict preventative measures at their properties to prevent parties and neighborhood complaints and will penalize hosts if there are any complaints for parties and excessive noise in the communities, including monetary fines and up to the permanent deactivation of the Short Term Property listings. Local municipalities will also penalize hosts if their guests disrupt the peace and tranquility of the communities, by imposing significant fines and also the possible arrest and imprisonment of hosts with repeat offenses at their properties.
Therefore due to the increased demand in bookings for parties and events since the beginning of the Covid-19 pandemic which are strictly prohibited at our properties, and in order to respect quiet hours in the communities where our homes are located, we have installed the following as preventative measures to deter and stop potential guests who have any intention to violate our House Rules:
• Exterior Security Cameras – We have installed a camera at the front door and back of the house (below the deck only). These cameras are on 24/7.
• Minut Noise Sensors - We use smart home technology to improve your experience. Minut is 100% Privacy-safe noise monitoring. It is camera-free. These sensors detect noise over a certain threshold over a specific period of time during the quiet hours and alert both guests and the host if there is excessive noise beyond an acceptable threshold during the quiet hours. These sensors do not have the ability to record any sound, but only measure the sound decibels during the quiet hours.
8. EVICTION – The host reserves the right to evict any guest and all occupants immediately that provide falsified information or causes the following (but not limited to): excess noise or disturbances, participation in unlawful activity such as drug use, underage alcohol use or fighting. If law enforcement is dispatched to the property due to complaints from neighbors, an automatic eviction will occur with a minimum service fee charge of the full Security Deposit, and no refund for the balance of the remaining reservation.
9. SMOKING – All interior spaces of the property, sunrooms and porches are NON-SMOKING only (including e-cigarettes, hookahs, and medical marijuana). Smoking is allowed anywhere outside ONLY with proper disposal of cigarette waste in waste baskets. Any evidence of smoking inside the house or inappropriate cigarette waste left at the property will result in a $200 penalty charge against your Security Deposit and possibly additional cleaning charge.
10. DECORATION – No use of glitter or confetti inside and outside the property. No use of stickers, tape, or other adhesives that might peel off paint or don’t come off; as well as no tacks, staples, nails or other holes in the walls/on ceilings/doors/frames/decorations/furniture etc. Any balloons need to be taken and should not be left on the entire property (neither in the trash bins). If Guest would bring/get a Christmas tree, please also bring a blanket to protect the floor underneath from scratches (the blankets at the property are not to use for this purpose). The disposal of the tree would be guests' responsibility and would be charged to the guest if left behind.
11. BBQ GRILL – We provide a grill on the rear deck. Please clean the grill after use.
12. FIREPLACE - The fireplace should not be used unattended.
13. SWIMMING - The Boulder Lake Club, which is walking distance from the condo, has a heated pool (seasonal) and a swimming beach for guests to use.
